Thirty-one years ago, a simple conversation changed everything. A compliment here, a suggestion there—and suddenly, the idea for Renter’s Choice was born. At the time, no one in Taber, Alberta, had imagined just how much a professional property management company was needed. But as landlords ourselves, we saw firsthand how tricky managing rental properties could be, especially in a tight-knit community where everyone knows everyone.
Owning rental properties in a small town like Taber is both lucrative and, at times, complicated. Imagine this: you own a fourplex and rent a unit to your boss’s kid. Everything’s fine – until the rent stops coming in. Now you’re in an awkward spot. Do you go to your boss and hope they cover it? Legally, under privacy laws, you can’t discuss your tenant’s situation with anyone not listed on the lease.
Okay, Plan B: serve the tenant an eviction notice. But then you start thinking—what if he retaliates by spreading rumours at work? What if he refuses to move or, worse, damages the property? What if your boss later comes to you and says, “Why didn’t you tell me? I would have covered it—but don’t tell my kid.” Now, the tenant thinks he’s outsmarted you by living rent-free. And when he brags to the other tenants, what stops them from trying the same thing? Before you know it, your investment turns into a setting for disrespect.
