Why We Created the Pet Program – Because We’ve Been There Too

The idea for the Renter’s Choice Pet Program didn’t come from a policy meeting—it came from a very real, very personal experience. When our founder, Amy Breznik, sold her home and needed to rent while building a new one, she faced a challenge many pet owners know all too well: finding a rental that would accept her beloved pets.

At the time, Amy had a dog and two cats. Despite being a responsible tenant and pet owner, she couldn’t find a single rental that would accept all three animals. The only option? Leaving her dog, Bella, in the care of the family who purchased her home while she waited for her new one to be finished.

Around the same time, Nicci—one of our long-time team members—was looking for a rental too. She had two large dogs and ran into the same frustrating dead ends. That’s when we knew: if we were having this problem, our tenants were too.

We sat down as a team and asked, How can we make it easier for responsible pet owners to find housing—and still give landlords the peace of mind they need?

The Pet Program Was Born

The result of those conversations is what we now call the Renter’s Choice Pet Program—a unique, in-house initiative designed to expand the tenant pool for landlords while creating a pathway for responsible pet owners to find homes.

Here’s how it works:

  • Landlords who participate in the program aren’t charged any fees.
  • Tenants must complete a specialized pet application where their pets are assessed and assigned a “paw rating.”
  • The program includes a pet damage protection fund, built from pet fees paid by tenants.
  • If damage occurs, Renter’s Choice will cover up to $3,000 in pet-related repairs after the security deposit is applied. 

It’s not an insurance policy—we’re not insurance providers—but it is a practical, proven system that helps reduce vacancy time, ease landlord concerns, and support pet-owning tenants who would otherwise be shut out of the rental market.

A Win-Win for Landlords and Tenants

Allowing pets into rentals nearly doubles the eligible tenant pool, significantly lowering vacancy times and reducing the stress that comes with transition periods between renters.

For tenants, it means fewer heartbreaking decisions and more opportunities to keep their families—fur and all—together.

One day, while reading the Taber Times, we came across a news article about a drug bust at a local fourplex. The first thought that came to mind was: Does the landlord even know what’s happening at their building?

That question led to a search. A call to the town office provided the legal property description, and a stop at the registry office confirmed the land title details. With the owner’s name and mailing address in hand, the next step was an old-school approach—flipping open the phone book.

Two rings. Then a voice on the other end of the line: “Hello?”

We introduced ourselves and shared what we had read. The landlord had no idea what was going on at his property. After explaining Renter’s Choice’s tenant screening process, routine inspections, and professional management approach, the decision was clear—he was in the office that very afternoon, signing up for management services.

That was nearly 30 years ago.

The Power of Long-Term Property Management

Over the decades, this landlord expanded his real estate portfolio, confident in the knowledge that his properties were in good hands. Through changing markets, economic shifts, and evolving rental regulations, Renter’s Choice handled the day-to-day operations—ensuring steady rental income, protecting his investments, and allowing him to focus on growing his wealth.

Earlier this year, at the age of 100, sadly he passed away. But his legacy remains. His estate still owns those properties, and Renter’s Choice continues to manage them just as we always have.

Thirty-one years ago, a simple conversation changed everything. A compliment here, a suggestion there—and suddenly, the idea for Renter’s Choice was born. At the time, no one in Taber, Alberta, had imagined just how much a professional property management company was needed. Owning rental properties in a small town like Taber is both lucrative and, at times, complicated. Imagine this: you own a fourplex and rent a unit to your boss’s kid. Everything’s fine – until the rent stops coming in. Now you’re in an awkward spot. Do you go to your boss and hope they cover it? Legally, under privacy laws, you can’t discuss your tenant’s situation with anyone not listed on the lease.

Okay, Plan B: serve the tenant an eviction notice. But then you start thinking—what if he retaliates by spreading rumours at work? What if he refuses to move or, worse, damages the property? What if your boss later comes to you and says, “Why didn’t you tell me? I would have covered it—but don’t tell my kid.” Now, the tenant thinks he’s outsmarted you by living rent-free. And when he brags to the other tenants, what stops them from trying the same thing? Before you know it, your investment turns into a setting for disrespect.
